Home Farm Radnage – Booking Terms & Conditions

Booking & Payment

  • Full payment, including any balance due, must be received at least 14 days prior to arrival to secure your booking. Failure to do so may result in cancellation without refund.
  • We reserve the right to cancel any booking if inaccurate or unverifiable information is provided or if any party member breaches our terms and conditions.
  • Proof of ID may be required upon arrival. If ID is not available or does not match the booking details, the booking may be cancelled without refund.
  • Bookings exceeding 7 nights are only confirmed upon arrival and verification on-site. Extensions must be requested in advance and approved by the office, with payments made accordingly.
  • We reserve the right to cancel any booking at any time. Maximum compensation will not exceed the amount paid for the booking or the remaining stay.
  • All bookings are subject to these terms and the booking platform’s terms, available upon request.

Check-in & Check-out

  • Camping & Caravan Pitches: Arrival from 12:00 PM, departure by 11:00 AM.
  • Glamping: Arrival from 2:45 PM, departure by 10:00 AM (a later midday departure can be added at the time of booking).

Guests & Groups

  • A pitch includes one vehicle and one unit (e.g., caravan with awning, motorhome, tent, trailer tent).
  • Maximum 6 people per pitch, including up to 2 adult children of the main party.
  • Under 18s: Must be accompanied by a parent or guardian. If staying without parents, prior approval is required, along with parental contact details.
  • Groups: We accept group bookings of more than 2 units only if agreed upon in advance. Each unit’s booking is treated individually, and no group-based refunds will be issued. Groups must be quiet at all times, especially after 10:00 PM.

Cancellations & Alterations

  • All cancellations or alterations must be submitted in writing or via email.
  • An admin fee of £20 + VAT applies to any cancellations, alterations, or refunds in addition to the non-refundable 25% deposit.
  • Refund Policy:
    • 21+ days before arrival: Full refund (minus deposit and admin fee).
    • 2-21 days before arrival: Refund (minus deposit and admin fee) only if the pitch is rebooked.
    • Less than 48 hours notice: No refund.
  • Alterations within 48 hours of arrival are at management’s discretion. The booking balance cannot be reduced within 21 days of arrival.
  • No refunds for early departures.
  • We are not liable for refunds or compensation in the event of force majeure (e.g., war, terrorism, natural disasters, epidemics).
  • We strongly recommend customers take out holiday insurance.

Site Rules & Safety

  • Quiet hours: Strictly no noise after 10:30 PM.
  • Drunken, abusive, or inappropriate behaviour will not be tolerated.
  • Vehicles:
    • No electric vehicle charging on-site.
    • No vehicle movement between 12:00 AM – 7:00 AM.
    • Max 5 mph speed limit.
    • Please be aware that hot cooking stoves, fire pits, and other potentially hazardous equipment may be in use on site. For safety reasons, children must be supervised at all times and must not be allowed to roam freely
  • Pets:
    • Max 2 pets per pitch (unless agreed in advance).
    • Must be kept on leads (max 2m) and not left loose on-site.
    • Owners must clean up after pets.
    • No breeds listed under the Dangerous Dogs Act 1991.
    • No pets in toilet blocks or other buildings (except assistance dogs).
  • Fires & Cooking:
    • No ground fires.
    • Barbecues, firepits, and camping stoves are allowed but must be supervised at all times.
    • No paper/card for lighting fires—use only firelighters and seasoned hardwood logs.
    • Do not burn grass. A £10 repair fee applies to damage.
    • Fire extinguishers and alarms are located at the central fence and shower block.
    • Fires must be supervised by an adult at all times while lit and extinguished before leaving them or sleeping
    • the drying of clothes within two metres of any direct heat source is prohibited
    • Before lighting any fire you must read all the pre arrival information on fire safety.
  • Pitching:
    • Choose any available pitch of the type booked.
    • Maintain a 6m distance between units (excluding guy ropes).
    • No refunds for motorhomes / caravans unable to pitch on grass. An alternative area may be offered in wet conditions.
  • Facilities:
    • Music/media must be kept inside units at a volume that cannot be heard outside.
    • No generators, fireworks, or Chinese lanterns.
    • No motorised scooters or commercial/converted vehicles without prior agreement.
    • Strictly no toilet wipes (even “flushable” ones) in our drainage system.
    • Only low-wattage caravan heaters allowed—domestic electric heaters are prohibited due to power limitations.
  • Deliveries:
    • Takeaways are allowed but must not approach the farmhouse—meet deliveries at the gate.
    • No post/parcel deliveries. Any received mail will be returned to the sender.
  • Security:
    • Gates may be closed overnight (12:00 AM – 7:00 AM). Inform us in advance if you need access during these hours.
    • Pedestrian access is always available.

Liability & Disclaimers

  • Guests use the site entirely at their own risk.
  • Management is not liable for:
    • Death, injury, illness, or inconvenience caused during your stay.
    • Loss, theft, or damage to vehicles, tents, caravans, or any personal property.
    • Any unforeseen disruptions beyond our control.
  • Customers must arrange their own insurance.
  • While we take security precautions, we cannot guarantee data security when using online booking systems.
  • Pictures of Glamping Units are illustrative only, we do not guarantee to include all items in photos.
